Where a pool deck sits over a parking level, the original waterproofing is usually as old as the building and long past its life. Water finds the slab joints and the reinforcement, and the first sign is rust staining or drips in the bays below.

Recommissioning a long-closed pool

Old pipework inside the structure

In older blocks, pool lines can run through walls, slabs and service ducts rather than through a garden. Corroded galvanised pipe in a slab cannot be trenched, and opening it means working in occupied parts of the building.

Access is through gates, lobbies, lifts with load limits and stairwells, with working hours set by the managing agent. Materials and rubble move by hand, and plant rooms are frequently in basements reached by narrow stairs. Ridge houses bring the opposite problem: steep, stepped stands with no vehicle route to the pool.

When comparing quotes, check each has assumed the same access. A quote priced on driving to the pool and one priced on barrowing are not comparable, and the difference is not one contractor being cheaper.
