Swimming Pool Repairs Midrand

5-Star Reviewed
Home › Areas We Cover › Midrand

Midrand is not one kind of property. A pool here might be a communal complex pool run by a body corporate, a 1990s freehold pool behind a family home, or a large pool on a smallholding filled from a borehole.

Those three need different questions asked before anyone quotes. Below is how to tell which applies and what tends to go wrong with each.

The Ground: Sandy Granite, Three Kinds of Pool

Much of Midrand is founded on residual granite: sandy soil that drains well but in places has a collapsible structure and settles when it is wetted under load. That makes a slow leak or a blocked drain a ground problem as well as a water problem. The other local variable is where the water comes from.

  • Settlement follows water. Where sandy granite soil is soaked by a leak, a backwash outlet or a downpipe, paving and coping can drop in a way they would not on drier ground.
  • Borehole water on the plots. Smallholdings often top up from a borehole, and that water can carry hardness, iron and manganese the municipal supply does not.
  • Hail is a seasonal repair category. Summer storms damage solar panels, pool covers and heat-pump fins across the area most years.

What Goes Wrong With Pools in Midrand

  • Brown, black or rust-coloured staining on pools topped up from a borehole, appearing after shock dosing.
  • Scale on tiles, cells and heat exchangers where hard borehole water has been concentrating for years.
  • Sunken paving beside the pool where a leak or a downpipe has been wetting the sandy ground underneath.
  • Cracked solar panels and torn covers after a summer hailstorm.

The pool stock here

A broad mix. 1980s and 1990s freehold pools in the older parts such as Halfway House, Noordwyk and Carlswald, a very large number of complex pools from the late 1990s onward, and bigger pools on the smallholdings, many of them on borehole water.

Staining that comes from the borehole

Iron and manganese dissolved in borehole water stay invisible until chlorine oxidises them, at which point they drop onto the floor and walls as brown or black stains. Owners often see it straight after a shock dose and assume the surface has failed.

Testing the source water for metals before choosing a treatment avoids paying for an acid wash that the next top-up will undo. See pool maintenance and pool cleaning.

Hard water on chlorinator cells and heat pumps

Hard water deposits scale on salt chlorinator plates and inside heat-pump exchangers, and both lose output steadily as it builds. A cell that seems to have died early has frequently just scaled up.

Cleaning and controlling calcium hardness is the first step, replacement the second. See pool equipment repairs and heat pump repairs.

Complex pool or private pool

In a sectional-title complex the communal pool, its plant and often the paving around it belong to the body corporate, and repairs are approved by trustees through the managing agent. A unit owner cannot usually commission that work directly.

For a private pool inside a complex, the access rules still apply even though the decision is the owner's. See pool renovations and paving repairs.

Access and Property Type in Midrand

Access ranges from open smallholdings where a vehicle can drive to the pool, to complexes with gate registration, restricted working hours and a pool reached through a communal garden. Freehold homes in the older areas usually sit in between, with side access past the house.

When comparing quotes, check each has assumed the same access. A quote priced on driving to the pool and one priced on barrowing are not comparable, and the difference is not one contractor being cheaper.

Pool Repair Prices in Midrand

The metro ranges below apply across Midrand. What changes the total is whether borehole water adds a treatment problem, and whether a body corporate process sits between the request and the work.

These are indicative market ranges, not a quotation. They are compiled from published South African pool industry pricing to give you a starting point for budgeting. They are not the rate card of any company on this platform, and no figure here is a commitment by anyone.

Published pool pricing in South Africa varies widely — different 2026 guides quote ranges for the same job that differ by a factor of three — because pool size, surface area, access, the condition of what is already there, and how much preparation is needed all move the number. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual pool means anything.

Midrand Pool Repair FAQs

Why does my Midrand pool turn brown when I add chlorine?

Most likely metals in the water. Borehole water on the plots can carry dissolved iron and manganese, which stay invisible until chlorine oxidises them and they precipitate as brown or black staining on the surface.

Have the source water tested for metals. A sequestrant and a change in how and when the pool is topped up usually controls it, and treating the source avoids an acid wash that simply has to be repeated.

Who pays for repairs to the communal pool in my Midrand complex?

Ordinarily the body corporate, from the levy fund or a reserve, because the communal pool and its plant are common property. The trustees decide on the work, usually after the managing agent has obtained quotes.

The scheme's rules and any exclusive-use arrangements are what settle it in a particular complex. If a private pool sits on an exclusive-use area, responsibility may lie with the owner instead, so it is worth checking the rules before anyone is appointed.

Hail cracked the solar panels on my Midrand roof. Are they repairable?

Individual panels and headers can often be replaced without replacing the whole array, provided matching panels are still available. A cracked panel leaks on the roof and loses pool water while the pump runs, so it should be isolated quickly.

Many household insurance policies treat hail damage to pool heating as an insurable event. Photograph the damage before anything is removed and get a written quote that itemises the panels affected.

Do you repair pools in Midrand yourselves?

No. This is a free service that connects Midrand pool owners with swimming pool repair companies working in the area. You describe the problem once, companies covering your area receive it, and they quote you directly.

The inspection, the quote and the repair are carried out by the company you appoint. Your agreement is with them.

How much do pool repairs cost in Midrand?

The variables are the same as anywhere: what has actually failed, whether anything must be excavated, whether the pool has to be drained, and the pool's surface area. Indicative market ranges are in the table above and on each service page.

No fixed price is published because pool repair scopes vary too much for a rate card to be honest. An itemised written quote after an inspection is what lets you compare properly.
